One Dulles Tower
One Dulles Tower, formerly known as Waterview I, is a 13-story office building in Herndon.
The 400,000-square-foot building was originally built in 2001 as Waterview I as part of the Woodlands Office Park by Tishman Speyer and initially leased by VeriSign.[1]
In 2003, Corporate Office Property Trust bought the building for $71 million and renamed it One Dulles.[2]
After only two years, VeriSign moved out of the building in 2004, and Booz Allen Hamilton moved in.[3]
After about a decade, Booz Allen Hamilton began considering vacating the building in 2014, intending to consolidate in their Springfield facility.
The building was acquired by Federal Capital Partners in 2015 for $84 million.[4]
Following Booz Allen's departure, the building sat mostly empty until 2017, when it was announced that Amazon Web Services would be moving into the building.[2]
